Job Description: 1. Manages the estimate process from start to finish for medium-large scale and complex projects through initial solicitation, prequalification of subcontractors, bid evaluation process, and award.
2. Can handle a workload of multiple complex and large projects at any given time and have the bids prepared to the company's expectations.
3. Identifies tasks needed to accomplish and satisfy bid package requirements.
4. Prepares budgets and estimates for all stages of construction design from concept through final construction stages.
5. Coordinates pre-construction stages to identify trades for solicitation and select subcontractors.
6. Identifies problems and conflicts within plans and specs and submits RFI's as necessary
7. Coordinates with the departmental team so each member knows responsibilities and deadlines.
8. Demonstrates proficiency in scheduling complete estimating efforts, including estimating milestones and durations, identifying long-lead items, etc.
9. Develop and write all bid packages and subcontractor scope of work.
10. Performs value engineering and life-cycle costing.
11. Works on a Rough Order of Magnitude based on historical data-the ability to understand and anticipate needs during the conceptual stage.
12. Establishes and fosters positive long-term relationships with all internal and external partners.
13. Responsible for providing the client with accurate estimates, qualifications, and value engineering.
14. Shows ability to adapt to different strategies and complete many types of bids, including hard bids, negotiated bids, and budgetary proposals.
15. Mentors/teaches junior estimators and administrators all aspects of the estimating process.
16. Responsible for working safely, both for self-protection and protection of co-workers, by supporting all Company safety efforts.
17. Other duties as assigned.
Education, Experience, and Skills: 1. 5-15 years of estimating experience with a general contractor in commercial construction.
2. High school diploma or equivalent.
3. Experience with projects in commercial retail, fast-casual dining, and quick-service dining is preferred.
4. Experience and ability to read and write scope for all trades (building and site)
5. Must be able to bid on up to $10 Million projects fully including ground up, tenant improvement and sitework.
6. Ability to read and understand plans and specifications in all disciplines of plans and details (architectural, site, structural, MEP, etc.), soil reports, abatement reports, etc.
7. Must be able to complete total take-offs on all disciplines of plans
8. Demonstrates strong communication skills internally with the construction management team and externally with the owner, architect, engineer, and subcontractors.
9. Ability to lead a project team.
10. Motivated team player with a strong work ethic and desire to learn.
11. Must have excellent organizational and time management skills to manage multiple projects while meeting deadlines.
12. Demonstrates solid analytical, mathematics, and critical thinking skills.
13. Proficient with computers and familiar with Microsoft Software Suite. Experience with PlanSwift, Adobe, and BidMail is preferred.
14. Able to identify a need, remove barriers, and know how to make things happen.
15. Values diversity of ideas, opinions, and people. Has good common sense and applied logic.
16. Must possess or obtain an appropriate state driver's license before employment, a clean driving record, and reliable transportation.

offers a competitive salary/hourly range of $106,737.00 to $133,422.00 per year - while considering the candidate's experience and a
