Construction Project ManagerJOB STATUS: UNTIL FILLED POSTING DATE: 09/11/2025 POSTING NUMBER: 00007221 LOCATION: Facilities Operations POSITION TITLE: Construction Project ManagerJOB DESCRIPTION:PRIMARY PURPOSE:Management and monitoring of major and minor construction, projects to include: new construction, renovation, and maintenance projects. Projects involve general construction, technology infrastructure, and roofing, MEP, and ADA components. Responsibilities include permanent record archival, project development, project management, and accountability for assigned projects. Assist in development of project scopes. Perform construction project management. Inspect projects for compliance with contract specifications and perform final acceptance inspections. Prepare and process forms and documentation required to close out projects.ESSENTIAL FUNCTIONS:MAJOR RESPONSIBILITIES AND DUTIES:* Communicate with staff, consultants, and contractors in a clear, concise, and professional manner.* Review plans, inspect construction projects, and make recommendations on compliance with construction document requirements.* Carry out periodic field reviews of contract progress to ensure general conformance with the contract documents.* Provide written reports to District officials regarding construction activity and project status.* Ensure satisfactory contractor performance; assist with the change order process.* Ensure satisfactory project completion within the authorized budget.* Provide computerized financial record keeping of ongoing projects by reviewing invoices, preparing and maintaining detailed project cost reports showing commitments, expenditures and available or received funding.* Prepare design discovery documentation for existing buildings and proposed projects.* Review and check payment applications; track construction costs and changes.* Administrative responsibilities to include: scheduling, estimating, value engineering analysis, design/construction review, schedule of values, payment application review/recommendations, contract administration and project acceptance and close-out.* Supervise project delivery for each component of the project.* Work with design standards, furniture, fixtures, and equipment standards.* Coordinate technology infrastructure and implementation programs.* Maintain project information electronically and manually.* Assist in maintaining a document management system for existing building documentation and record drawings.* Represent MISD in pre-bid, pre-construction and progress review meetings.* Maintain prompt and regular attendance.* Complete other duties as assigned.SUPERVISORY RESPONSIBILITIES:NoneWORKING CONDITIONS:Mental Demands/Physical Demands/Environmental FactorsTools/Equipment Used: Standard office equipment including personal computer and peripherals.Posture: Frequent sitting and standing; occasional bending/stooping, pushing/pulling, and twisting.Motion: Repetitive hand motions; frequent keyboarding and use of mouse; occasional reaching.Lifting: Occasional light lifting and carrying (less than 15 pounds).Environment: May work prolonged or irregular hours; work inside and outside (exposure to sun, heat, cold, and inclement weather), exposure to noise; occasional districtwide and statewide travel; ability to transport materials/supplies to be used in presentations and in work sessions with teachers.Mental Demands: Ability to work collaboratively with the campus principal; work with frequent interruptions; maintain emotional control under stress; ability to communicate effectively (verbal and written); coordinate District functions; ability to problem solve, to work collaboratively with others and to work on multiple projects/tasks within a given period of time.EVALUATION:Performance of this job will be evaluated in accordance with provisions of the Board Policy on Evaluations.PREFERRED KNOWLEDGE, SKILLS, ABILITIES AND EXPERIENCE:Seven to ten years base experience with construction administration responsibilities in an architectural or general contractingsetting with accountability for budget and schedule adherence.Estimating / Project Scheduling / Project Management experienceCost/budget trackingWorking knowledge of building codes, fire and safety codes and requirementsProven ability to maintain, manage and prepare reports and records essentialPrior experience in an automated work control environmentREQUIREMENTS:Minimum Education:Bachelor's degree in Construction Science, Architecture, Engineering, Planning or related construction field preferred, but relevant experience in related operations may serve as degree equivalent.Special Knowledge/Skills:Ability to work with diverse decision-makersStrong communication and public relations skillsAbility to work with district finance and accounting departmentAbility to work as Liaison between district, architect, general contractor and City OfficialsAbility to read and understand drawings and specifications with experience interpreting building codes, Life Safety and ADA requirementsBuilding construction means, methods and materialsPreparation of cost estimates, material take-offs, and specificationsSchool modernization projects, demolition, and rehabilitation criteriaApplicable codes, ordinances, and regulationsScheduling, planning and construction sequencingAutomated systems, construction management software, Word, Excel, MS Project, Auto CAD, and related financial/project management programsMaintain accurate records and maintain project plans and filesCONTACT INFORMATION: REPORTS TO: Director of Construction APPLY TO: SALARY: Pay grade: Administrative (200) DAYS: 260
