MAINTENANCE DIRECTOR

The Service Supervisor is responsible for maintaining the physical condition of the 250 unit property in a safe, efficient, and quality manner. This position will direct and assist in all phases of maintenance operations and will have oversight and supervision over the Site's assistant maintenance technicians and/or porters.

The Service Supervisor reports directly to the Property Manager and will maintain working relationships with all other staff members, vendors, contractors, and construction personnel.

RESPONSIBILITIES

The responsibilities that are listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by the Maintenance Director:

  1. Assesses and prioritizes all work to be performed onsite, including maintaining inventory of equipment, tools, and work materials; establishes and completes daily work schedules for maintenance duties; ensures quality of work for duties performed.
  2. Notifies Property Manager of all problems and potential issues of concern; maintains working knowledge of all utility sources and supply lines.
  3. Assists the Property Manager with the scheduling and status of units under renovation.
  4. Recommends necessary and desirable improvements to the property and its physical assets; researches and obtains best-fit vendors for quality and price.
  5. Establishes and maintains preventative maintenance items; consults with the Property Manager to maintain the property within the guidelines of the budget.
  6. Completes regular inspections of the assigned property; handles all emergency situations that may arise and communicates all details of the incident to the Property Manager.
  7. Holds regular monthly meetings with site staff reviewing safety, organization, training, and policy review.
  8. Performs snow removal from all needed areas and maintains all appropriate equipment.
  9. Covers or assigns all after-hour coverage of the assigned property.
  10. When necessary, paints, cleans, completes maintenance items, and performs all necessary maintenance for the completion of the unit under renovation and all other items required for the assigned property.
  11. Provides direction and oversight to the maintenance assistants, technicians, and/or porters.

QUALIFICATIONS

  1. Minimum High School Education or equivalent.
  2. Minimum five (5) years full-time maintenance experience.
  3. Prior experience managing Maintenance Technicians.
  4. HVAC certification.
  5. Willingness to perform all assigned tasks with good work and safety habits.
  6. Strong teamwork skills.
  7. Excellent communication and customer service skills.
  8. Ability to solve problems involving emergency situations.
  9. Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems.

SCOPE + COMPENSATION

  1. Minimum forty hours per week; additional hours as required. Regular schedule to be consistent with established hours of operation.
  2. Required to participate in on-call schedule and to respond to emergency calls after-hours or weekends.
